Responsibilities • Perform title examination and analyze the chain of title for various title orders, focusing on commercial transactions. • Abstract and analyze records such as mortgages, leases, liens, judgments, and easements to determine ownership and legal restrictions. • Resolve issues related to missing or contradictory information in title documentation. • Prepare initial title commitment documentation following procedural guidelines. • Review reports for accuracy and completeness. • Provide underwriting interpretation within established guidelines as needed. • Conduct online research and obtain document copies from county websites and approved imaging systems. Requirements • 3-5+ years of experience in Commercial Title Examination or a directly related field. • Ability to work under pressure and meet deadlines while maintaining a positive attitude. • Comprehensive understanding of public records and legal descriptions, with the ability to read and plot legal descriptions on maps. • Self-motivated with the ability to work independently and manage multiple projects effectively. • Strong analytical review skills and attention to detail. Nice-to-haves • Experience with title examination in both New York and Minnesota. • Familiarity with First American's search and exam guidelines.
